Every home is unique and no two situations will be the same.  We provide as much, or as little, service as you need based on your budget, needs, and time constraints.  Whether you have a property to sell, or a home that needs a makeover, MY REAL ESTATE STAGER uses innovative design techniques to creatively enhance the unique features of properties to market them for sale, or create sumptuous environments in which you can continue to live.

First of All, What is….?

Staging

Home staging is a powerful tool most real estate experts agree has a strong impact on the selling process!  Did you know that a potential buyer will form an opinion in just 10 seconds?

Think of staging like detailing a car.  To add value, a smart auto seller would detail a car before selling it.  This is precisely what staging can do for a home.  We work with the interior and exterior of a house, eliminate clutter, edit and arrange furniture, and accessorize it to prepare a home to sell.  We create a personalized road map that will help establish what must be done to sell your home for the best price possible.

Redesigning

Every home has the potential to be a gem!  This service is for the client who wishes to recreate their present living space using furniture and accessories pieces that you already have and love; only purchasing items as necessary.  We will assist you in furniture placement, art work arrangement, organizational issues and redecorating ideas, including new paint color, new flooring, etc.  We will work with you to update any room in your home.

Consultation and Proposal – $100

MY REAL ESTATE STAGER begins each project with an in-depth consultation to determine your goals and expectations.  We will conduct a walkthrough of your home using our 8-step process to objectively assess each room, while also taking photos.  The homeowner will then receive a service proposal based on the amount of work required to meet their needs and budget.  Clients are encouraged to take notes during this session.

When staging your home, we will look at each room from a “buyer’s” perspective and discuss your home’s best features, as well as any challenges we find.  We will offer a variety of services for you to make a huge impact in getting your home sold quickly and for top dollar.

For redesigning your home, we will discuss the updated look and feel that you would like to achieve in your home by using a “lifestyle questionnaire”.  This will enable us to determine your personal style, design preferences, and lifestyle needs.  Using your current furniture and accessories, and adding some new pieces here and there, we will  give you a proposal that reflects your personality as well as your daily life.  (If you decide upon a service that day, a $50 credit will be applied to your account for any future staging or redesign service.)

Realtor Partnerships

MY REAL ESTATE STAGER values marketing partnerships with realtors.  Our services provide you with beautiful listings and great photos.  We can help you reduce your marketing costs, achieve quicker and more profitable sales and promote loyalty and satisfaction among your clients.  Please contact us to learn more about our discounted realtor programs.

Half-Day of Staging or Redesign (Up to 4 Hrs.) – $375

This service is for those homes that just need a little extra attention.  MY REAL ESTATE STAGER will work with the 8-step action plan that was developed during the consultation to transform key rooms in your home.  We will implement our design plan using your existing furniture and accessories first, and give you a visual of what you’ll need to purchase to create those “emotional connections points” to give your home that “WOW” effect for your family or potential buyers.  Of course, your budget is considered at all times during this process.

We will take photos for your agent’s marketing efforts, or for you if you’re a do-it-yourselfer.  We’ll also provide you with some great hand-outs filled with plenty of information to help in the moving/re-organization process.

As the end of our half-day nears, we will stop to assess where we are and whether or not additional time may be needed to complete the staging or redesign.  If necessary, a second action plan may be created for an added charge to complete the project.

Full Day of Staging or Redesign (Up to 8 Hrs.) – $690

This service is designed for those homes that need more attention and expertise.  As with the half-day service, MY REAL ESTATE STAGER will work with the 8-step action plan that was developed during the consultation to transform key rooms in your home.  We spend a full day together making dramatic transformations to your home the same way we do for the half-day service.  You won’t believe what a difference a day can make!

New Listing or Open House Staging Weekend – $1,200

This service is for homes just about to go on the market OR for homes preparing for a critical open house.  MY REAL ESTATE STAGER will spend two full days prior to that weekend transforming the house into a buyer’s dream!  We will be working from a detailed action plan that will be given to the homeowner at the end of the session.

Hourly Staging or Redesign – $100 Hr.

For those homeowners wanting to approach their home staging or redesign project a little at a time, this service is for you!  We can help you with the “big picture”, and you can choose to do the staging or redesign room by room as it fits your personal time and budget.

One Day Makeover – $690

This is a great service to help you refresh the look of your home with furniture and items that you already own.  We can also help with color choices and accessories to give your home the makeover it needs.

Detailed Action Plan Printout (For the Do-It-Yourselfer) – $150

In order to complete the look yourself, a printed detailed action plan is available.  MY REAL ESTATE STAGER will spend one (1) hour with you going through your home while taking notes using our easy walkthrough guide.  We will approach each room as a buyer would by gathering first impressions and noticing details that the homeowner might not.  The completed action plan will then be e-mailed to you.

Move-In Services (Half, Full Day, or Hourly Rates as Above)

Offered to those moving into a smaller or larger space, MY REAL ESTATE STAGER helps get you off to the right start by placing furniture, art, rugs and accessories for a finished look.  We can also help anyone, including your parents  or grandparents, who is downsizing and wants their new home to look great from the start!

Shopping Services (Half, Full Day, or Hourly Rates as Above)

MY REAL ESTATE STAGER will work with you, and within your budget, to shop for accessories and furnishings that serve as investments in the sale or redesign of your home.  Simple, well-chosen, and inexpensive purchases go a long way to change the look of a room.

Virtual Services (Half, Full Day, or Hourly Rates as Above)

We can stage or redesign your home “virtually” anywhere!  E-mail us pictures of your home and we will prepare a consultation either online or by phone based upon the information you’ve sent us.  A detailed report will be sent to you giving you recommendations on how to update or stage your home.  We can also give you a list of inexpensive items to purchase that fits within your budget and style.
